Can you collect rent on a mortgaged property in Monopoly?
No. A mortgaged property earns no rent. But the other, unmortgaged streets in the same color set still charge the higher rent for a complete set, and the same goes for unmortgaged stations (railroads) and utilities.
The rule:
In Monopoly, a mortgaged property earns no rent, but the unmortgaged properties in the same set still charge the higher full-set rent.
Mortgaging basics:
- Clear the buildings first: sell every building on that color set back to the Bank, at half price, before you mortgage.
- To mortgage: flip the Title Deed over and take the mortgage amount shown on its back from the Bank.
- To lift it: give the Bank that amount plus 10% and flip the deed back.
Rent while mortgaged:
| Property | Rent |
|---|---|
| The mortgaged one | None |
| Other unmortgaged streets in the set | Full color-set rent |
| Unmortgaged stations and utilities | Their usual higher rent for owning several |
No building either: you can’t build on any street in a set while one of its streets is mortgaged.
Example:
Omar owns all three streets in a color set and has mortgaged one of them. Someone who lands on the mortgaged street pays nothing, but anyone landing on one of the other two pays the doubled color-set rent.
Why players argue about it:
Players disagree about whether mortgaging one street breaks the whole set's bonus rent. It doesn't; it only switches off that one property.
